When will titles issue?
Titles are expected to issue once civil construction and final council approvals are completed. We estimate this to be Spring 2027.  Buyers will be kept informed as the development progresses.
A deposit of 10% of the purchase price is typically payable upon signing the Sale and Purchase Agreement.
Yes. Sections may be purchased off plan prior to title issue, with settlement occurring once titles are issued.
Yes. Buyers are welcome to use their preferred builder provided the home complies with the Tilbury Design Guidelines.
Yes. Preferred builders will offer house and land packages designed specifically for Tilbury.
Homes must generally have a minimum floor area of approximately 180m² including the garage.
Construction typically must commence within 12 months of settlement.
Homes should generally be completed within 24 months of construction starting.

 

Yes. All homes require design approval to ensure they align with the neighbourhood design guidelines.
Design approval typically takes around 10 working days once a complete submission is received.
Tilbury comprises approximately 37 residential sections.
Sections may be released in stages as the development progresses.
Yes. Fibre infrastructure will be available to allow connection to high-speed broadband services.
Utility services including power, water, wastewater and telecommunications will be provided to the boundary of each section.
Covenants help maintain a high standard of design and presentation across the neighbourhood and protect long-term property values.
Covenants are registered on each title and administered by the developer during the development phase.
Landscaping should generally be completed within six months of construction completion.
The landscaping guidelines recommend species suited to the local environment including a mix of native and structured planting.
Boats and caravans may be stored on the property but should be screened from street view where possible.
Home offices are permitted provided they do not impact the residential character of the neighbourhood.
Minor dwellings may be permitted subject to council rules and covenant requirements.
Yes. Solar panels are permitted where integrated appropriately into the roof design.
Yes. Pools are permitted subject to council safety requirements and development guidelines.
